A typical day in the busy season

Ever wonder what Liz and Ellie do in a single day here in Cambridge, Somerville, and beyond? I looked at our shared calendar and put together a "day in the life of a real estate agent” for you to peruse..

Rebecca here. I’m writing today’s blog because there truly is a busy season for real estate, so Liz and Ellie don’t have a moment to spare.
Get ready, get set...GO.
 
8:00
Coffee.
Read and respond to texts and emails sent by clients and colleagues after 9 PM.
Verify public record data for a single-family home in Somerville that’s about to go on the market.
Call a buyer and answer his questions about two neighborhoods he’s looking at.
Create an entry for a new Cambridge listing and enter it into our statewide real estate database, the Multiple Listing Service.
 
9:00
Check and return texts and emails (repeat throughout the day as needed).
Write first draft of flyer for Somerville listing. Schedule the floor plans and photography.
Check on our clients’ activity in Compass Collections and send a few great listings to each client.
Schedule showings of homes in Medford and Malden for a buyer.
 
10:00
Meet with a potential client looking to sell in Cambridge. Research and write up a Comparative Market Analysis (CMA) for the property.
 
11:00
Liz attends a home inspection with buyers who have a home under agreement in Somerville. Ellie works with sellers to get their home in Cambridge staged and ready for their market launch next month.
 
Eat lunch on the go and check voicemails.
 
2:30
Meet with a couple who are prospective buyers looking to upsize from a condo to a single-family home. Help them decide what their “must-haves” are for their search, and suggest some cities, towns, and neighborhoods that match their needs.
 
4:00
Go to a Melrose listing to help professional stagers make a home look its best for an upcoming open house.
 
5:00
Swing by the basement of a Medford listing to pick up a radon test and drop it in the mail.
Edit and send final draft of Somerville listing flyer to the printers.
 
6:00
Speak with a buyer interested in making an offer on a Cambridge home. Answer her questions and counsel her on strategies to get the winning bid.
 
7:00
Do a final walkthrough of an Arlington condo in preparation for the closing the next day. Share in the excitement of the family who’s moving into their new, beautiful home.
 
8:00
Check emails and texts and respond one last time for the day.
 
 
Other calendar items may include:
  • picking up essential paperwork and delivering it to attorneys or lenders
  • attending a smoke detector inspection or bank appraisal
  • showing buyers various properties (or showing one of our listings to various buyers)
  • drawing up an Offer or Purchase & Sale document for a buyer
  • meeting with a contractor to discuss repairs or renovations
I assure you that Liz and Ellie do eat meals (well, mostly) during the day; they even walk the dog, get to the gym, spend time with friends and family, and sleep. Each and every day, however, Liz and Ellie put their clients’ needs front and center.
